When you become a shared owner, you buy a part of the property and pay us rent on the part of your home that you don’t own. Shared Ownership lets you get on the property ladder without having to save the large deposit needed when you buy your property outright. In time, you may wish to buy more of your property – this process is known as ‘staircasing’. You also will not be allowed to sublet your property unless you own it outright. If you decide to sell your property – but you don’t own 100% of it – you will need to contact us first. We will attempt to sell your property for you and if we fail to make the sale, will you be able to do it yourself on the open market.

Staircasing
As a leaseholder of a shared ownership property, you can buy more shares in your property. This process is known as staircasing, enabling you to own a greater proportion of your home.
Lease extension
Many homeowners start considering extending their lease once their lease has around 85 years remaining on it, as the shorter the time left on the lease, the more it will cost to extend it.
Subletting
You can’t sublet unless you have purchased 100% ownership of it, however there might be exceptional circumstance when we may give permission to sublet your home.
Service charge
Service charges are monthly payments made by leaseholders for services that are provided by the landlord in respect of common parts of buildings and external communal areas of the development.
Your warranty
All of our new build properties come with a warranty, usually of one year. During this time, the developer of your home is responsible for fixing defects in your property.
Selling your home
Selling your home is a very straightforward process. Still, you must read the relevant section of your shared ownership lease, as this governs how the process will work with selling your home.
